Up 79 percent to $2.1 billion, the brand rose from 17th to seventh over the past year.

The Global Wellness Institute cited Marriott International’s upper-upscale Westin brand which began focusing on wellness in 2011, incorporated amenities like a health-focused breakfast, saline swimming pools, fitness centers, a bike-share program and electric vehicle charging stations. “A lot of hotel chains are jumping onto the wellness wagon in order to cobrand or associate their products with wellness,” stated Ingo Schweder, founder and managing director of health and wellness at Horwath.

When a hotel goes through a renovation, it can be challenging to say the least. The most important focus is always about taking care of guests especially if the hotel is to remain open during the renovation. Hotels rarely shut down completely unless there is work being done on the infrastructure such as walls being knocked down and rebuilt. Implementing careful planning and keeping communication flowing smoothly is critical.

Israel Mora, GM of the 405-key Holiday Inn Los Angeles-LAX Airport completed a full remodel in May and remained in operation. He said the renovation of the hotel, which was built in 1972, was a unique experience and “challenging in some ways but better in others.” Improvements to the Holiday Inn Los Angeles-LAX Airport included all new guestrooms and lobby. “Normally something like a lobby remodel would require the hotel to do one half at a time and wall off the part under construction. We honestly did something a little different,” he said. “We first built up the downstairs—where the parking area is—and set up a check-in counter and small lobby, where we were able to handle all of our guests while we shut down the entire lobby.”
TIMING AND PLANNING ARE KEY
“Though it was difficult to be without a full lobby for six months, the renovation plan surprisingly worked very well,” Mora said. To spruce up the makeshift lobby, his team added plants, seating and other décor to make guests feel welcome. It was also important that temporary walls were strong enough to prevent noise and dust from spreading. Guestrooms were done one floor at a time, which meant during the renovation 37 rooms were out of commission for each of the 11 floors.

COMMUNICATION AND TRANSPARENCY ARE IMPORTANT
When your hotel is experiencing a renovation, it is important for the hotel to communicate with guests that a renovation is going on and keep in mind guests are your first priority. Poor communication can even affect your trip advisor ratings if guests walk into a renovation when not made aware of it. It is extremely important for your project team to carefully plan the renovation refresh to minimize guest disruption.
Be sure to post it on the hotel website, discuss it with any third-party meeting planners and event planners. First and foremost, communicate it during guest booking and make sure it is included on confirmations. You may still have some guests who don’t read it, but the key is to minimize those and make them the exceptions to maintain and protect a good rating. It is also beneficial to have the front-of-house staff show guests a building map outlining where the renovations were taking place.
“We made sure to communicate with our guests each step so there would be no surprises,” Ms. Houston, GM at Montage Laguna Beach said. “As a result, we encountered very few issues. Our guests have been extremely understanding of the work, especially over the last five months thanks to our professional team.”
Matt Bailey, managing director of Carmel Valley Ranch in California, said the golden rule to a renovation is no one should ever be surprised. His property’s refresh and renovation debuted in June and included refreshed guest suites, and meeting and event space.
“If groups had sessions going on, we either scheduled quiet work or we shut down; there were a few periods of time where we would shut down for a couple of days,” he said. “It was costly to do that, but our relationships with our groups are important enough that we’re willing to do that. It’s not uncommon though for guests to say, “Oh, I will come after (the renovation) is done,” he said. To keep guests informed, the property continually updated its website with renderings and phases of the renovation. Upon the completion of areas, updating your photographs to show the new product is very beneficial. … People get excited about that,” he added.

Houston said Montage Laguna Beach’s sales team carefully monitored occupancies “and orchestrated the refurbishment in line with ebbs and flows.” She said her hotel was fortunate enough to not be in a situation in which it had to offer discounted room rates.
Bailey said Carmel Valley Ranch’s main sources of revenue come from meetings and guestrooms. He said the hotel didn’t have to do too much discounting because the impact on guestrooms was relatively minimal. His sales team did not start increasing room rates until the renovation was complete, which was a good selling tool because it allowed guests to see the finished product and understand the value, he said.

As hotel brand options multiply, PIPs continue to take center stage for hoteliers. Planning for PIPs early on can directly increase proceeds to sellers and lower the costs for buyers in most hotel transactions. In the right market conditions, a PIP can be highly beneficial. PIP renovations often create a path to increased profitability, providing a favorable return on investment.
While some hotel companies are loosening up on brand requirements, regarding materials in order to remain flexible on costs, dual-build hotels are becoming more common to retain value while providing two distinct products. “Sharing certain back-of-house spaces such as laundry, offices and even public spaces can help with the economics of development,” states Nate Gundrum, VP of Real Estate Development at Mortenson Development. “Hyatt developed a dual-build prototype for its Hyatt Place and Hyatt House brands, as well as a method to build that in an efficient way.” Marriott has gone a step farther and opened a tri-brand hotel in Nashville, featuring AC Hotels, Springhill Suites and Residence Inn.

In most cases, updating guestrooms and public areas allow a hotel to be more competitive both for transient and group demand. The total amount of work required to meet brand standards under a PIP can vary tremendously. These factors typically depend on the property condition, length of time since the property’s prior renovation and recently enacted brand standards not completed by the seller.

It does takes time to get a PIP review in hand from virtually all the major brands. Usually, three to six weeks are required to prepare a PIP document that generally remains valid for six to 12 months so plan for a realistic timeline. Both the scope and completion timeframe of a PIP are often negotiable. But is it possible to push back the bathroom renovation an additional 12 months? Would the brand consider removing certain elements of a PIP, taking into consideration all the other capital being spent at this property and other franchised hotels? You may be able to negotiate renovation for some areas but when it comes to the condition of the FF&E, it is the largest part of the hotel’s asset and must be addressed immediately. As they say, you don’t get a second chance to make a first impression with your guests and that includes the condition of your guest rooms. Preventative maintenance also includes taking care of the guest room FF&E and making sure you stay ahead of any issues. Depending on the size of the hotel, maintenance accounts for between 4% to 6% of hotel’s operating budget.

In the hotel room design process, functionality is the key. Of course, the aesthetic appeal is very important for designers and hoteliers. But understanding how guests will use the room actually feeds the direction that the brand standards take to meet guest expectations.
In a Hotel Management Magazine article, Kip Vreeland, SVP of Full Service Franchising for Marriott International, stated “We have to understand what a room is for, and how brand standards can be pulled through, For example, guests have made it clear that showers are a better use of bathroom space than tubs, and the brand standards have evolved to reflect the new expectation. That is the standard, whether in a Fairfield or a Westin,” … “Customers are driving that, rather than Marriott.”
Here are some important areas discussed to keep in focus through your hotel room design process:
1.Defining The “Long Term” Purpose:
For Hoteliers, investing in solid-surface elements is cost effective but also providing budget-friendly, efficient soft-goods upgrades can make a big impact.
With a recent investment for Cambria Hotel & Suites, White Plains NY – Justin Jabara, VP of Development at Meyer Jabara Hotels said “We’re able to change pops of colors and other features with soft-goods renovations. It’s more cost-effective that way. This strategy is good for long-term investors who expect to get regular revenue from a property. Limiting the case goods in a guestroom can also reduce the time in between soft goods renovations. It’s cheaper for the owner, and it’s better for longevity.”

In a recent article by Chris Matyszczyk, he discusses the hotel direction of “limiting the case goods in a guestroom” by sharing that some hotels have started turning their reception areas into workspaces and that desks within the hotel rooms are disappearing because guests are not staying long enough to use them. Traditional closets are also disappearing because many guests don’t bother to unpack. And the complaint from guests who used the traditional closets stated that they forgot their clothes hanging in the closet and leave without them. So many hotels are now keeping closets as open spaces, no doors, within the room design.

Additionally, minibars are also disappearing because most people do not want to pay high prices and would rather go to the hotel bar or bring their own back to the room.
These are the drivers that steer the brand standards to change. Of course, not every hotel is eliminating the desks, mini bars and closets. Upperscale, Luxury hotels continue to include these with their design.
2.Think About the Multi-Purpose Function of the Room:
Public spaces within hotels are becoming more utilized because many select-service hotel designs are creating more relaxed and inviting communal areas, especially when space limitation is a factor in the design process. “A communal table can be a breakfast bar or dinner table at night,” Lisa Knight, President of Design. “Breakfast bar buffets are great at high-volume times, but on shoulder days, they’re not very efficient,” Jabara said. “How do you build a buffet so it can have different uses? At the The Hilton Wilmington – Christiana, the breakfast bar can “disappear” when not in use, freeing up the space for other needs”, Jabara noted.

That sense of location could be reflected in the property’s food, or in the guestroom artwork. Our feeling is that you need a local aspect, and we’re pushing that trend in design.” With branded hotels now competing with Airbnb, providing a unique experience for guests is always top-of-mind in the design process.

How Hotels Balance Profitability and Sustainability…The Key To Matching Go-Green Goals with Investor Expectations!
Concern for our environment and planet have been top-of-mind for many years. Even with the launch of Earth Day back in 1970, sustainability began as a luxury for hotels and businesses but not quite a necessity. Fast forwarding today, sustainability has become an important focus and a necessity for many businesses and consumers, including hotel guests deciding what hotel they will book. Wellness for guests is another focus for hotels these days. But “hotel wellness” is just as important for the environment. Sweden’s teen activist Greta Thunberg’s call for action on climate change has helped put sustainability in sharper focus for everyone, including hospitality investors.
Large hospitality groups continue promoting their sustainability programs such as: Marriott’s Serve 360 program, Hilton’s Lightstay platform and Accor’s Planet 21 program.

LightStay is Hilton Worldwide’s proprietary corporate responsibility performance measurement platform. It was developed to calculate and analyze the environmental and societal impact of every Hilton Worldwide branded hotel in their communities. The platform measures energy use, water use, waste output, and carbon output at every Hilton Worldwide hotel around the globe.
Each Hilton hotel is required to track and complete improvement projects throughout the year. The LightStay environmental and energy management system simplifies energy, water, and waste performance into simple scores, and also provides information on trending and benchmarking. The tool allows hotels to track their goals and progress against those goals. Although it makes complex calculations in the background, LightStay’s simplified user interface makes it accessible to team members.
The platform measures across more than 200 building and operating sustainability best practices. It manages energy and water modeling for every hotel, and calculates energy, water, and waste efficiency performance. LightStay is available on laptops and mobile devices and can aggregate data and share insights from more than 4,800 energy efficiency projects.
The platform has helped Hilton Worldwide aggregate information across more than 4,600 hotels in 102 countries. LightStay has allowed every Hilton hotel to be certified to the ISO 14001 environmental management standard and the ISO 50001 energy management standard. In the six years since LightStay was initially launched as a brand standard, Hilton Worldwide has reduced energy consumption by 14.5%, water consumption by 14.1%, and waste output by 27.6%. LightStay has also allowed Hilton Worldwide to save $550 million during that time.
Hotel sustainability goals are encouraged by customer demand and to reduce some of their operational costs. “Kike Sarasola, Founder of Room Mate Hotels, made this point at the International Hotel Investment Forum (IHIF) in Berlin last March. He argued hotel groups need to take more significant initiatives than token ones such as banning plastic straws. He noted long gone are the days when asking guests to reuse their bathroom towels was enough—and was it ever?”
But we can note some great efforts from programs in the past such as The W Hotels bed linen program in North America. They launched a new range of bed linens made from recycled plastic bottles. Early May saw the hotel launch the Ekocycle range of bedlinen, designed in a partnership between Will.i.am from the Black-Eyed Peas, and Coca Cola. Each king size Ekocycle sheet contains around 31 recycled 600ml plastic bottles. It’s an excellent example of making sustainability seem cool while designing waste out of a system.

Or Radisson Blu, previously launched a towel reuse campaign with water charity “Just a Drop.” For every 250 towels that guests reuse, the hotel chain will donate enough money to Just a Drop to provide clean water for a child for life. Guests will learn how many children were provided with drinking water through the hotel’s in bathroom cards, with Radisson Blu hoping to ensure 12,000 children have access to fresh drinking water each year.
But the bottom-line for hotels is a consistent, cost-effective sustainability policy that encompasses the complete operational strategy including all facets of the hotel from paper straws to recycled fabrics for the staff uniforms. During the IHIF meetings, many CEOs supported a longer-term sustainability approach to become more prevalent in the industry–something the larger hospitality groups may struggle with as their shareholders or private-equity owners focus on year-over-year results. Smaller hotel operators may have an easier implementation for incorporating sustainability into their overall operations and make it a differentiator that will help reach their target audience.

When an operation review is in motion, that is the time to take an in-depth look at sustainability improvements and make recommendations for an existing hotel. That includes the largest asset which is the hotel FF&E. What is the condition of the guestrooms, the furniture, the bathrooms, the public spaces? It is easier with new construction because sustainability begins with the design specification process.

For existing hotels that need to review their sustainability and balance their profitability, it occurs generally when a hotel is experiencing a PIP, CAPEX or rebranding renovation process. Let’s talk about real costs when it includes the hotel FF&E. Upon a closer look at the REAL costs for a U.S. average-sized hotel, in 2017, according to Smith Travel Research (STR), FF&E costs averaged $10,000 per room per year. Not addressing the obvious FF&E wear and tear issues for a moment, if just one-half of one percent of those rented rooms had a “serious” maintenance-related failure, approximately 139 room nights per year would be detrimentally impacted! With an average-sized 115 room hotel, if those rooms were out of service for just one day, using 2017’s average room rate of $127 per night, the hotel could face $17,653 in lost revenue. At an event in London in April, Portugal’s Minister of Tourism Ana Mendes Godinho explained how her government is setting up environmental goals for its hotel sector, supported by financial instruments, regulation and encouraging links with relevant technology companies. What is clear is the hospitality industry needs support to work toward clear and effective sustainability objectives. Lacking clear and consistent support, it is often down to individual companies to design their own sustainability programs, which may vary considerably and may only be affordable for luxury properties.
This month at the IHIF Advisory Board meeting, private-equity firms stated that sustainability is increasingly being taken into account by investment committees. Included in operational and real estate reports, a considerable number remain skeptical about the investors’ intentions. “As much as sustainability is accepted as a goal to satisfy consumer demands, the main concern remains the impact it will have on profitability. At the development stage, investors and developers are not likely to be paying more for an environmentally friendly building; at most an investor may go for an environmental certification—but not to the highest level. The main idea is: “What is the minimum we can do to be perceived as being sustainable without adding costs?”
But when you look at the incredible environmental impact just one hotel can make in a community, it is not difficult to consider implementing sustainable measures that benefit the guests, the community and the employees and their families. For example, look at the incredible CO2 impact that a 100-room hotel can make by simply refinishing the FF&E and not replacing it. Choosing between adding over 125 tons of CO2 into the environment versus adding a little over 1 ton of CO2…seems like an easy decision when it comes to helping the environment and the community for the hotel.

However, large hotel operators, such as Marriott, Hilton and Hyatt, have been aggressively expanding across China in 2019. “China is the biggest single market for us outside the U.S. We’re opening in excess of one hotel a week in China,” Arne Sorenson stated at a previous industry conference.
Hyatt operates 70 hotels and counts 100 more in development across the country. They announced in February of this year, a new strategic joint venture with Homeinns Hotel Group in China. The intent is that these two companies will create a new hospitality brand in China, to be named later, which is intended to be in the upper-midscale segment.
“On a global basis, one of the key megatrends is Chinese outbound travel,” Hyatt CEO Mark Hoplamazian told CNBC. He continued with “I would also point out that we are a significant employer in China. We’ve got a number of important partnerships with major Chinese corporations that own our hotels. When you really think about the impact of a boycott or some sort of action against a brand like ours, it would actually impact a lot of local Chinese businesses including some state-owned enterprises.”
Stephen Ho, President of Greater China Global Operations, shared his insight on the Chinese traveler and how Hyatt hopes to win them over.
How is Hyatt positioning itself in China? Are you focusing more on luxury or non-luxury travel?
“We are focused on caring and exceeding our guests’ needs. So, each of our brands are positioned at the high end of every segment in which we operate, be it luxury, full service, select service or all-inclusive. Currently, we have seven brands presented in the Greater China region, including Park Hyatt, Andaz, Grand Hyatt, Hyatt Regency, The Unbound Collection by Hyatt, Hyatt Place and Hyatt House.”
Intercontinental Hotels Group (IHG), the owner of Holiday Inn and Kimpton Hotels, is also laser-focused on expanding across China.
IHG CEO Keith Barr told CNBC that he was in China over two weeks ago talking to top developers. “They are signing more hotels with us. We’ve just signed our 400th hotel there and have 400 more in development — so, real momentum there. But there is that uncertainty [due to tariffs].”
Interestingly, a recent study from Nomura’s Asia team found that Vietnam however is by far the largest beneficiary of the U.S.-China trade diversion, gaining 7.9% of GDP between the first quarter of 2018 and the first quarter of 2019.
Solid surfaces being purchased by suppliers such as the always desirable granite and marble are among many of the materials that have experienced a cost increase for hotel renovation projects.
